Painting Cost per m² in Morocco: The 2026 Guide

In Morocco, painting an interior wall generally costs between 20 and 45 dirhams per m² for labour alone, and between 35 and 80 dirhams per m² with materials included. For an 80 m² flat, that puts a full repaint somewhere between 4,000 and 12,000 dirhams depending on the quality chosen and the state of the walls. Here is how those figures are built — and, more importantly, how to read two quotes that look nothing like each other.

The surface to paint is not the surface of the flat

This is misunderstanding number one. An 80 m² floor area does not mean 80 m² to paint: you paint the walls, and usually the ceiling. In practice the painted surface works out at roughly 2.5 to 3 times the floor area. Your 80 m² becomes 200 to 240 m² of paint. That is why a quote "at 30 dirhams per m²" and a quote of "6,000 dirhams for the flat" can mean exactly the same thing — or nothing like it, and you need to check which.

Indicative rates by type of work

• Straight repaint on sound walls — 20 to 35 MAD/m², labour
• With filling and sanding — 35 to 55 MAD/m²
• Full skim coat then paint — 60 to 110 MAD/m²
• Ceilings — usually 10 to 20 percent more than walls; it is harder work
• Exterior / façade — 40 to 90 MAD/m² depending on access and height
• Gloss on woodwork and doors — 150 to 400 MAD per door

These ranges are for the larger cities; expect a little less elsewhere. And remember that a wall in good condition costs half what a wall needing correction costs: most of the price of a paint job is preparation, not the roller.

Labour only, or all-in: two ways to pay

Two arrangements coexist in Morocco. In the first, you buy the paint and pay only for the work; you control product quality and you see exactly what goes on your walls. In the second, the painter supplies everything and quotes one global price; simpler, but you do not always know what paint was used. If you go that way, have the brand and type written into the quote. A budget tin and a quality washable one age completely differently, and the difference shows the first time you wipe a mark off.

What pushes the bill up

1. The state of the walls. Cracks, damp, old paint blistering — all of it is dealt with first, and billed.
2. The number of coats. Two coats is the serious minimum; one coat over a dark wall will not cover.
3. Changing colour. Going dark to light needs an extra coat, sometimes two.
4. Ceiling height. Above three metres you need scaffolding and output drops.
5. The finish. Crisp edges, colour breaks, two colours in one room: that is time, so it is money.

Comparing two painting quotes

To compare honestly you need three things in each quote: the surface used in m², the number of coats, and who supplies the paint. Without those three lines, two prices are not comparable even for the same flat. A cheaper quote based on a single coat is not cheaper — it is a different job. How long it takes

For an empty 80 m² flat with sound walls and two coats: reckon on 3 to 5 days for a team of two. Add 2 to 4 days if a full skim coat is needed. A furnished, occupied flat always takes longer — things have to be covered, moved and put back. If you are handing over a property on a fixed date, build in a margin: painting is the last trade in, so it absorbs every delay caused by the others.
